RCG is a HUD & FHA certified consultant group. We service clients nationwide. Realtors, lenders, contractors, and borrowers move faster when one consultant owns the renovation file — from first inspection through the last draw.

What we are

We are not a lender and not a contractor. We are the HUD Consultant: inspector, translator, guardrail, and draw authority on FHA 203(k), Fannie Mae HomeStyle, and Freddie Mac CHOICERenovation.

A refined process guides each borrower so you are not translating HUD rules in the hallway. Bids, Work Write-Ups, and draw packages arrive in a format the lender already knows how to underwrite.

How a file moves

HUD inspection

We inspect to HUD Minimum Property Standards. Health and safety items go into the bid and are completed in a workmanlike manner after closing. Specialty systems can be written in for a licensed contractor. The initial fee is due up front.

Format the bid

RCG helps format the contractor bid to HUD standards. Once the borrower accepts, it is sent in writing — nothing verbal is valid. Suspected foundation work needs a structural engineer’s report before closing.

Work Write-Up

From the final bid, the consultant creates the Work Write-Up. Borrower, contractor, and consultant sign. It moves to underwriting and the after-repaired-value appraisal. Report and appraisal updates typically arrive within three weeks.

Draws

If the lender allows, request up to 50% of material funds after closing against a matching invoice (one of a maximum of five draws). The consultant returns on a typical 30-day rhythm. The contractor invoices first. Photos are taken. The borrower approves each release.

Permits & holdback

City permits, if required, are collected at the first draw. Each draw holds back 10%. If the contractor later says no permit is needed, the municipality must confirm it in writing.

Final close-out

At 100% complete, remaining funds are requested — or unused funds applied to principal. The lender runs a clear title search and a final after-repaired-value appraisal, then releases the holdbacks.
